Job Title: Preconstruction Manager / Director – Education & Housing Projects Location: Southern California or Bay Area, CA
Position Summary: We are seeking a highly capable
Preconstruction Manager or Director with strong expertise in the
education market and/or
affordable housing. The ideal candidate will be based in
Southern California and bring an established industry network along with deep experience managing preconstruction, estimating, and client coordination efforts. This is a high-impact, visible position requiring someone who is fully embedded in the process—from pursuit through project handoff.
Key Responsibilities: - Lead and manage preconstruction efforts for education and affordable housing projects
- Oversee cost estimating, scheduling, constructability reviews, and design coordination
- Attend all OAC meetings with clients, architects, and project teams during preconstruction
- Actively participate in pursuit interviews and business development efforts
- Collaborate with operations, estimating, and design teams to deliver accurate budgets and strategies
- Manage preconstruction documentation and ensure alignment with project goals and client expectations
- Provide mentorship and leadership to estimating staff
Qualifications: - 10+ years of preconstruction or estimating experience with education or multifamily projects
- Strong network and client relationships within the Southern California or Bay Area markets
- Experience with lease-leaseback delivery highly preferred
- Ability to develop conceptual estimates and lead preconstruction from pursuit to GMP
- Excellent communication and presentation skills
- Bachelor’s degree in Construction Management, Architecture, or Engineering preferred
