Position Overview A well-established
general contractor in Los Angeles is seeking an experienced
Superintendent to lead
tenant improvement (TI) projects, with a strong focus on
office, high-rise, and commercial TI work. This role will oversee day-to-day field operations, coordinate subcontractors, and ensure projects are delivered safely, on schedule, and to the highest quality standards—often in occupied or partially occupied environments.
Key Responsibilities Field Operations & Leadership - Manage daily onsite activities for office, high-rise, and commercial TI projects.
- Supervise subcontractors, coordinate trade sequencing, and enforce project schedules.
- Lead daily safety meetings and enforce company safety and OSHA standards.
- Manage work in occupied spaces with minimal disruption to tenants.
TI-Specific Execution - Coordinate fast-track schedules, night/weekend work, and phased turnovers.
- Review drawings and specifications to proactively identify conflicts.
- Ensure compliance with building management requirements and high-rise protocols.
- Coordinate inspections with local jurisdictions, building engineers, and property management teams.
Schedule, Quality & Reporting - Track progress against schedule and provide regular updates to project management.
- Maintain high-quality standards for finishes and detailed interior work.
- Manage punch lists, inspections, and rapid closeout processes common to TI projects.
Coordination & Closeout - Work closely with project managers, engineers, and superintendents across multiple TI jobs.
- Coordinate material deliveries, logistics, and site access in dense urban environments.
- Support final turnover, as-builts, and owner closeout documentation.
Qualifications - 5+ years of experience as a Superintendent with a general contractor, specializing in office and high-rise TI projects.
- Proven experience managing fast-paced, occupied-space TI work.
- Strong knowledge of interior construction, MEP coordination, and finish work.
- Experience working in Class A office buildings and high-rise environments in Los Angeles.
- Strong leadership, communication, and problem-solving skills.
- Ability to work onsite throughout the LA metro area.
