Job Summary:
We are seeking an experienced Superintendent to oversee ground-up and podium multi-family residential construction projects in San Diego. The ideal candidate will be responsible for leading field operations, managing subcontractors, enforcing safety and quality standards, and ensuring timely delivery of high-density housing projects. A strong background in Type III/Type V construction, podium decks, and unit turnovers is essential.
Key Responsibilities: Field Operations & Leadership
  • Manage all on-site construction activities for multi-family residential developments.
  • Coordinate and supervise subcontractors across trades, ensuring efficiency and accountability.
  • Ensure daily operations adhere to project specifications, safety standards, and the project schedule.
  • Conduct site walks, safety meetings, and quality control inspections.
Scheduling & Coordination
  • Develop and maintain 3-week look-ahead schedules, updating regularly to reflect progress and changes.
  • Ensure alignment with the master project schedule and flag potential delays or conflicts.
  • Coordinate material deliveries and site logistics to reduce downtime and avoid congestion.
Quality Control & Safety Management
  • Enforce strict compliance with OSHA, city regulations, and internal safety policies.
  • Maintain high-quality standards in framing, MEP rough-ins, waterproofing, and finishes.
  • Oversee building inspections and ensure all punch list items are addressed before unit turnover.
Client & Stakeholder Communication
  • Work closely with the Project Manager and ownership team to track progress, report issues, and ensure expectations are met.
  • Act as the on-site representative for the company during walkthroughs and city inspections.
  • Maintain strong relationships with consultants, engineers, inspectors, and neighbors when applicable.
Qualifications:
  • 5–10+ years of experience as a Superintendent in multi-family or mixed-use residential construction.
  • Proven expertise in Type III and Type V wood framing, podium construction, and high-density housing.
  • Ability to manage construction teams across multiple buildings, phases, or trades.
  • Strong understanding of MEP systems, site utilities, building envelope, and finish sequencing.
  • Proficient in Procore, Bluebeam, PlanGrid, and project scheduling tools such as Microsoft Project.
  • Excellent communication and leadership skills.
